DOB Plan Approval refers to the process by which construction plans and related documents are reviewed and approved by the Department of Buildings (DOB) or a similar regulatory authority in a specific jurisdiction. The DOB is responsible for enforcing building codes, zoning regulations, and safety standards to ensure that construction projects comply with all applicable laws and regulations.

The DOB Plan Approval Process includes plan submission, plan review,  corrections and revisions, approval and permits, construction inspections, and certificate of occupancy.

A Tenant Protection Plan (TPP) is a requirement in New York City for certain construction or renovation projects that may affect the occupants of an existing building, particularly residential buildings. The purpose of a TPP is to protect the safety, health, and well-being of the building’s occupants during construction and to minimize disruptions to their living conditions.

Tenant Protection Plans include scope of application, detailed plan, communication with tenants, tenant relocation (in some cases), dust and noise control, fire safety and egress, compliance with codes and regulations, filing with the DOB, construction inspections and more.

HVAC Certificate of Compliance is a document issued to certify that a heating, ventilation, and air conditioning (HVAC) system complies with all relevant codes, standards, and regulations. This certificate is typically issued by a licensed HVAC contractor or a qualified professional responsible for designing, installing, or inspecting the HVAC system.

HVAC Certificate of Compliance includes project information, compliance statement, license and qualifications, description of HVAC system, testing and commissioning, compliance documentation, signatures and seals, and more.

A Sign-off and Letter of Completion are two separate documents used in construction projects to signify the completion of specific phases or the entire project. These documents are essential for documenting the successful completion of work and transferring responsibilities between parties involved in the construction process.

A Sign-off is a formal acknowledgement or approval given by a party, usually the client or owner, indicating their acceptance of completed work or a particular phase of the construction project. When a party signs off on a project or phase, it means they are satisfied with the work and its compliance with the agreed-upon specifications, plans, and contractual requirements. Sign-offs are often obtained at various stages of the project, such as the completion of individual tasks, milestones, or project phases. They serve as a critical milestone in the construction process, allowing subsequent work to proceed or initiating the next project phase.

A Letter of Completion is an official document issued by the contractor or the construction company to the client or owner, confirming that the construction project has been completed in accordance with the contract’s terms and conditions. The letter typically includes essential details, such as the project’s name, location, start and completion dates, a brief description of the work performed, and any specific highlights or achievements during the project. The Letter of Completion serves as formal evidence that the contractor has fulfilled their obligations and completed the work as agreed upon.
